NEW TENANTS

 

Q. Can I pay my monthly rent with cash or credit card?

A. No. We accept only personal checks, cashier's checks or money orders.

 

Q. What should I do if I need something repaired in my apartment?

A. Submit a service request using the green Service and Repair Request form found in the Lounge to the Office either during office hours or through the rent slot. A worker will typically respond to the request within 24 hours. You will be informed in writing of major issues that impact the entire apartment. You will also be informed if other repairmen other than Monticello staff will need to enter the apartment to make repairs.

 

Q. Why did I get a late rent notice? I thought I paid the first month’s rent when I signed my contract.

A. When a contract is signed, a deposit is paid in order to make it legal and binding. Last month’s rent is also required to be paid at signing, or with unusual circumstnances, within 30 days of signing the contract (or late fees will be charged: $10 for the first day and $1/each additional day, same as with the regular rent). Regular rent is due on the first of each month.

 

Q. I just moved in and my lights/stove/refrigerator/etc. won’t work. Can you fix it?

A. Unless you live in Y Manor (Y Front, Y Basement, or Fort Apache), it’s likely your electricity/gas has been shut off by the Provo Utilities. Sometimes a former tenant who has had the electric/gas utility account in their name will leave without transferring the account to a current tenant. Contact Provo City or Provo Utilities to get the power on in a current tenant's name.

Q. What if I have a package coming? Where would it be delivered?

A. The Mailman or woman will either put it outside your apartment door or leave you a notice telling when and where you can pick it up. Monticello office staff will not accept packages for tenants.

 

Q. What are the standards for cleaning checks? 

A. The cleaning check standard is "show ready." This means that the cleaning job detailed in the cleaning sheet that is delivered to every apartment at the beginning of the month needs to be completed so that the area cleaned is good enough to show prospective tenant as a model unit. This is a strict standard. It will be strictly enforced

 

Current Tenants

 

Q. Can I switch rooms or apartments if I want to?

A. It’s possible, but Monticello Apartments cannot just arbitrarily switch apartments once they are sold. The contract everyone signed here is a legal document. It is valid ONLY if you are living in the spot specified on the contract. If you want to move to another room/apartment, you will have to trade with someone else who also has a current Monticello contract for that space, and that is only if they are willing to trade. Then you must both find a time when you can come to the Monticello Office during office hours and make the switch. Remember, you both must come or nothing can be done. You must each initial the changes on your own contract.

 

Q. Can I have guests stay with me?

A. Only if you get permission from the Apartment Managers (Chris and Brittany Larson, 358 E 800 N Provo, UT 84606) and your roommates and pay $7.00 per guest per night. There is also a limit as to how many and how long they may stay.

 

Q. I signed up for a parking spot when I got my Monticello contract. Why wasn’t there one reserved for me as soon as I got here?

A. If you filled out a Parking Contract and paid for it at the time you got your contract, you can pick up a Parking Sticker at Monticello Office during Office Hours. If you only signed a Waiting List, you must wait until there is a space available.

 

If you want Parking, but none is available at the time you buy your contract, you must be sure you are put on the Parking Waiting List.  If you have no parking spot and only want Underground Parking or have bought an Upper Level Parking Contract but want to switch to an Underground one, you must ask to be put on the Underground Parking Only waiting list.   

 

For Upper Level Parking (there are 3 lots) the cost is:

Spring and Summer terms: $10.00 ($5.00 per term)

 

Fall and Winter Terms: $20.00 ($10.00 per term)

 

For Underground Parking:

 

Spring and Summer terms: $7.50 per term ($15.00 for both Spring and Summer)

Fall and Winter Terms: $15.00 per term ($30.00 for both Fall and Winter)

 

Also, Monticello Apartments is not responsible for any damages or theft. If this happens you can notify us, but you should also notify the Provo police.

 

Q. Can I sign up for a Monticello Contract for next year?

A. Currently, we are accpeting applications for new tenants. We will continue to do so until we reach capacity. We will remove the ability to apply once we we have done so. 

 

You can also purchase contracts sold by the tenants (who can sell them thru Monticello or on his/her own terms) who have them and for the current school year only. Tenants may sell their new contracts sometime in March 2015.

 

Q. If I move out, will Monticello automatically forward my mail on to me?

A. No. There are some strict federal laws about dealing with the U.S. mail. We do not (1) check the mail when you move out or (2) forward any mail that may make it to us. When you leave, it is your responsibility to notify the Post Office of your change of address. There is a Post Office substation located on the BYU campus in the Wilkinson Student Center, and you can both pick up and turn in a change of address form there. You will want to ask there about how long before you move is the best time to turn it in.

 

Q. What do I have to do to move out?

A. First, you must contact the office informing them of your anticipated departure. Failure to do so will be seen as an abandonment of the premise and you will lose your deposit. You will be given instruction on how to check out, the most important of which is to set a time with office staff to check out and complete a Check Out inspection. You must do so or you will be charges $25.00 from your deposit. If you won’t be leaving until the end of the term, these instructions will be delivered to your door. If you move out sooner, you need to obtain one from the Monticello Office.

 

Q. At the end of my contract can I stay in my apartment for a few days extra?

A. Only with the permission of the Apartment Managers. Also, you will be required to both pay a guest fee ($7.00/night) and obtain the permission of whomever you stay with. If you are switching apartments within the Monticello complex, you cannot stay in your former apartment past your checkout day unless the Apartment Managers give you permission. New tenants need to move in.

 

Q. If I leave for a term or so but still have a contract and am planning to return, can I leave my things in my storage unit?

A. No. Only current tenants can use our storage spaces.

 

Q. If I leave for a term or so but still have a contract and planning to return, and have paid for a parking permit for the term I’ve decided to be gone, can I let someone else park in my parking spot for that term only?

A. No. Only current tenants can use Monticello’s parking spaces. During the time you do not have a current contract at Monticello, your parking contract is invalid and the space will be given to someone else. All Parking Contracts are non-refundable and non-transferrable, so if you leave for a term but paid the parking fee for it, your parking contract is void for that term and is only in force again when you return.

 

Q. When will Monticello mail my refund check to me after I move out?

A. They are issued within 30 days after check out, but Monticello will only mail your refund check if you leave a Self-addressed Stamped Envelope (SASE) at the Monticello Office (it can be slipped through the rent slot). Otherwise, you need to either submit a number where you can be reached when they are ready so you can come and pick yours up, or you need to check at the Office to see when they will be ready (801-375-5274).
